If you’re here to learn more about me, here’s my story—short and simple.
My path to real estate wasn’t traditional. I started my career at 40 years old, taking the licensing exam while eight months pregnant with my third child. Guided by faith, purpose, and determination, I never looked back.

Before real estate, I served in the U.S. Air Force as an Air Traffic Controller, owned a hair salon, managed a regional team for Matrix across three states, and even worked in food brokerage. Since 2001, real estate has been where I truly belong.
​
Over the years, I discovered my passion for teaching others what I had to learn the hard way. Real estate can be stressful and confusing, and my mission has always been to make it simpler for agents and clients.
Great mentors shaped my journey, and I try to pass that same wisdom on—through my books and through my award-winning continuing education course.

Many agents avoid land because they think it’s “too complicated,” but every home sits on land. Understanding it changes everything. That belief inspired my book “10 Things You Need to Know About Land.”

However you learn from me, my goal is the same: that you leave feeling more confident, more informed, and more equipped to succeed in real estate.

BIO

Born and raised in Waxhaw, North Carolina, Cheryl began her real estate career in 2001
after proudly serving in the United States Air Force. She started in residential sales but
quickly discovered her passion for lots and land—while still remaining active in home sales to
stay connected to the residential side of real estate. Throughout her career, she noticed a
repeating pattern: most agents, brokers, investors, and landowners were confident with houses…
but unsure about the land beneath those houses.
For years, residential professionals were told, “Land deals are too complicated,” or “Just refer it
to the land guy in the office.” Cheryl realized the issue wasn’t ability—it was education. They
simply didn’t know what they didn’t know, because no one was teaching it. That gap became
the driving force behind her first book and her award-winning continuing education
course.
Her book Ten Things You Need to Know About Land was created to help others learn in hours
what took her years to master. Today, her mission is simple: make both land and property
education clear, practical, and accessible so agents and the public alike can make smarter,
more confident decisions.
Cheryl has taught thousands of professional real estate agents and members of the general
public across North Carolina and South Carolina, and she is actively expanding her CE
offerings into additional states. Her course—based on her book—has earned major industry
recognition, including:

Cheryl is frequently invited as a guest on real estate podcasts and educational panels, where she

Cheryl strongly believes in the power of mentorship and attributes much of her success to the
mentors who guided her. Her advice to others is simple: If you don’t have a mentor, let my book
and courses be the next best thing.
At the heart of her teaching is one foundational truth: most houses sit on land—so understanding
land is understanding real estate. Her goal is to equip both real estate professionals and the
general public with the knowledge, confidence, and tools they need to make smarter decisions
about any property
